There's lots of that as always there are opportunities everywhere, I think that's one of the keys here. If you can see the opportunity and you can basically choose the strategy to meet the market, then you can make money.
Look I'm not saying you're going to make money overnight like that you know buy and flip and all this sort of stuff. I think it'll be a very different market you know over the next two years and really four years probably before we get back into like big growth again potentially.

It's a very different market in Scotland, it's a smaller market. There's some fundamental changes namely oil and gas with all the issues there and that I know Aberdeen and a few of those places house prices have dropped considerably. So, it depends on how that's reacted.
But we may not get back into big growth and one of the reasons is with interest rates so low and with pension funds you know scrambling to find money to basically look after people's pensions and all the issues that's going to create. There's a real push to put people out of property out of property investment, small landlords and into more pension-based investments I think that can be its own problem.
