I love this comment you know from Ron, he's increased his portfolio from 4 -8 this year you know long-term game and I couldn't agree more if you're short-term. My only my condition on the long-term game is that you've got to buy in places that have the best fundamentals now. The problem now the UK is everyone's moving to the cities now some people are going to say no they're not moving to the cities they're moving out.

And you know there's going to be a resurgence but there's just not the investment going on in those areas. Yeah so some of those areas around the UK have done nothing for 10 years. Austerity has hit them, Brexit's hit them and nothing is happening in those areas so if you're buying there you either need to play the yield game which is fine but in some of those areas the yield isn't even that impressive.
