Bridging the gap between the landlords and tenants

When landlords and tenants can't agree on things we have tools to mediate and solve the problem. Our team is experienced to handle all sorts of situations and give solution to issues faced by both landlords and tenants.

One of the things we are doing, the solutions to this problem first is mediation service. What we are doing personally in my business we’ve set up a mediation service and I know things like Landlord Action have also set up a mediation service between tenants and landlords. To get in there and try to get these things resolved, because the courts have failed us, the politics have failed us, so now we have to take it upon ourselves.

Really, the challenge is Landlords are going to be at a loss because the government and the law is against them and is not really supporting them. It is not giving them any ability to do anything which is frustrating. It is a small minority and the problem is people and generation rent, they make it sound like every landlord is a rogue landlord and that is just not the case. We are talking about a small percentage and that is their job, they think that every landlord is a prick, they just aren't.

Section 21’s, we should continue to have them, because they are useful. A lot of times the courts failed so we have Section 21. They take that Section 21 away and want to use the court, those guys are useless, they take so long. It makes it so hard.

That is the life we live as a landlord now because this is one of my bigger concepts as well that I deal with is the fact that the government does not want private landlords anymore, it wants large corporations, institutions to run all of that. So it’s doing everything from tax changes, compliance, all these sorts of things to make it hard for the individual landlord.

They want you as an individual with a with couple of properties or whatever to take your money out of there and put it into a pension fund and earn diddly squat. Let's face it, pensions have failed dismally, and they’re going nowhere.

Mediation is unfortunately the solution, but one thing that we are going to do is have guarantors for everything because we have to do now. So, we are going to be pushing everyone to have a guarantor which will make it hard on the tenants, because the moment they can’t get a guarantor they are going to struggle to find a property.

And the other solution is Rent and Legal Insurance for all your properties. I have it on all of mine now. Just because it's not worth the hassle, the risk, I have seen some really devastating things happen for people.
