Taking the stress out of property investing

You’ve done your investment research, worked out your numbers, prepared a cash flow forecast and agreed to go ahead with your property investment and buy a new build or off-plan property. If you’ve invested in an off-plan investment property, you’ll be wanting to keep an eye on progress, making sure the developer is doing what they said they would and when. If you’re nearing completion, you’re now looking forward to finalising the deal and receiving some rental income (on top of your capital growth).

Between agreeing to buy and completion, there are lots of steps to take and hurdles to jump. And while the process is broadly the same across all property purchases, no two journeys are exactly alike, except in just one respect: it’s a stressful process that could make you pull your hair out! This is where the sales progression team comes into play.

Keeping you up to date and well informed

A key part of our property investment service is to offer you a dedicated sales progression manager who monitors your transaction for you, from cradle to grave. From the moment a sales agreement is signed, you’re introduced to your own dedicated progression manager who is on hand to make sure everything moves forward as it should.

Your sales progression manager acts in line with your wishes on all aspects of your property investment purchase. This includes the conveyancing, ensuring that monies are where they should be and when they should be and that all necessary details have been supplied to ensure a smooth and straightforward transaction for the investment property purchase.

If you’ve ever bought or sold a house, you’ll know how quiet solicitors can be, for weeks on end. It’s frustrating. Cancel that, it’s infuriating. You can relax in the knowledge that behind the scenes your sales progression manager is working diligently for you. If solicitors need chasing or badgering, or developers need cajoling, we’ll do it for you. We know the language, the tricks of the trade, and we’ve heard all the excuses before, and we don’t take no for an answer. We know what order things need to happen in and who needs to do what and when so there are no surprises.

Nearing completion, reducing nerves

As your investment property nears completion, your nerves will be at their most taut. It’s crunch time. Now’s when your sales progression manager works even harder for you to make certain that all the paperwork flows freely, to the right people at the right time: there’s sometimes a lot of red tapes to peel away when investing In property. We’ll deal with all of it in a methodical manner so that it doesn’t tie you up any more than it needs to. All of sudden, there’s a light at the end of the tunnel, and you can see your investment path clearly laid out for you.

Your mortgage provider may want to conduct a final survey, and we’ll help with this too. If there are any issues with the build on a off-plan property, we’ll liaise with the developer and get them attended to in good time.
