What do I think for London? London has the best fundamentals. You know so there's no doubt about that. The way I look at London it really does have the best fundamentals and for me you know. It says I mean this is just a headline you know prices tip to rise you know forecast if lock down in fears of Covid second wave with a 2.5% growth.

Look there's plenty of this you know some postcodes the weakest markets Kings Cross Marylebone, Mayfair, Covent Garden these are all areas which have had some pretty decent you know times. It's usual for them to slow down you know and to not grow. And if you think about it a lot of those areas too are really central, so a lot of people aren't working in the cities now. There's a lot of fundamental changes happening in London but I still think it is the best fundamentals bar none and then the ripple effect will take out from out there.
