UK House Price Growth and How It Relates to London House Price Forecast in 2021
UK House Price is growing without a doubt. There are 3 key takeaways from Zoopla's October 2020 Housing Market Report.
UK House Price report by Zoopla is out for October, for the statistics for October and it’s an interesting kettle of fish. Let’s take a look at it now.
So Zoopla Housing Market for October 2020, highest UK House Price growth since December 2010, obviously 2010 was coming out of the last recession. But you know you look at that and you see wow we are growing, there is no doubt about that. The interesting thing here, this is what’s happening without a doubt, by the way in this graph anytime it is above the 0% it means that there is growth in that year, anytime it’s below means it’s dropped, so you can see there are a few months back in 2018 where UK House Price dropped off a little bit but for the most part they have been growing it quite a good rate.

It's a very different market in Scotland, it's a smaller market. There's some fundamental changes namely oil and gas with all the issues there and that I know Aberdeen and a few of those places house prices have dropped considerably. So, it
Interestingly I want to show you this, I know you probably can’t see the detail in the actual graph on the right hand side, but the reality is if you look at that you will see all green’s down the side, the red’s in the middle of the column that is just actually lower prices, it’s still positive. The entire place, I should make this clear, this is London House Prices. The reason I want to track London and start putting London on your radar and not just London but London suburbs.
If you start putting them on your radar which you are going to start to realise is that London is going to kick first. London will come back first, London will bounce first. If you can see that happening there, then you will see the ripple effect taking effect. That is what I’m predicting and that’s what I see already happening. The green’s on the far thing is year on year growth which there is year on year growth in London from 2016 to 2020 we really didn’t have a lot of growth, it was sitting around stagnant but what’s happened this year is actually not taken it off and by the way nobody is saying that there is a massive growth.

Remember what mine was -3%, but it’s -3% in a range, I think some areas like London would probably do a bit better than that and other areas will do worse and it’s all based on fundamentals. Those with the best fundamentals will bounce back quickest . (3) -6% there’s less transactions in 2020 than 2019 which is what you expect we were closed down there for a while.
