You know, a lot of people say "they don't build them like they used to". But the reality is, in the UK, they actually do! UK properties are held to rigorous building standards, regulations, and inspections. There's a whole process to ensure quality. What you're getting is a well-built property that isn't going to fall down (it shouldn't, at least!).
The key points about UK property quality:
- Built with the latest technology
- Strict planning and development controls
- Appropriate building materials used for the location
- Structures done well to last 80-100+ years
And it's not just one type of building. You've got a wide range of property types to choose from:
- Apartments
- Detached houses
- Commercial
- Industrial
- Retail
They all have to adhere to the same rigorous standards and planning rules. It's a well-established system.
Focus on Sustainability & Energy Efficiency
Nowadays, there is a real focus and commitment to sustainability and energy efficiency in UK properties (some may say a bit too much!). Most new builds and renovated properties are brought up to the latest standards in these areas. So the property you buy will be rated very well.
Whether you believe in climate change or not, these sustainability features work well because of the high standards that are met.
Professional Management & Oversight
In the UK, you've got professional property management and maintenance companies. For example, my company manages about 1,200 properties. We're held to account with lots of systems, processes, and oversight.
As we move towards ROPA (Regulation of Property Agents), all industry professionals will need appropriate qualifications. This adds another layer of certainty to your investment.
You also have consumer protection rights and legal recourse if something isn't up to standard. It's great to have those options and that added certainty.
Attractive Yields & Growth Potential
Finally, UK property offers attractive rental yields and capital growth potential. Coming from Singapore where rental yields are pretty terrible, or Australia where yields are so bad that the government gives you a tax rebate, the UK is quite rare in that you can fully fund a mortgage against the rent (depending on your loan-to-value).
Plus, in major cities, we generally assume property values will double every 7-10 years. The key is to buy in an area where there is investment going in and the area is being improved, not just somewhere with high yield but no growth.
So in summary, UK property provides another layer of high quality buildings that can really work well for you as an investment. Let me know if you have any other questions!
So whatever your needs, we’ve got the qualifications, experience, systems, relationships, and history that you need for an effortless experience. We're perfectly suited to investors looking to invest in UK property.
