Is property still the best investment? 

The Due to pandemic and recession property market is being attacked but so are the alternatives.

If you actually look at it and when you look at it you know things are still looking pretty good. The north is still doing really well and looking quite good.

It's a very different market in Scotland, it's a smaller market. There's some fundamental changes namely oil and gas with all the issues there and that I know Aberdeen and a few of those places house prices have dropped considerably. So, it depends on how that's reacted.

Next week what I'm going to cover is property funds and the issues they're facing because I think that's really important now that we have a look at that. There's a lot to be said about the alternative to property.

Everyone's saying jumping out of property, buy-to-let's dead all this sort of stuff. But look at the alternative you know I mean I've said property is the new pension and that was you know 10, 15 years ago whenever it was. 

The reality is that now more than ever it still is there, now yes it might be getting attacked but the reality is so are the alternatives and you know the returns that they're looking at getting you are significantly lower as well.

Don't think that this is just a you know targeted buy-to-let thing this is across the whole industry and the question is about how do you make large returns now. A lot of things are falling over.

I've got the the special in two weeks time about alternative investments and just showing how bad some of those are performing whether it be student or hotel rooms or HMOs or you know there's a whole range of things you know, that just aren't performing the way they perhaps were sold to perform you know because let's face it times are changing.
